In the aftermath of a stormy week Mr. Erenst North, a co-finder of digital insurance platform Naked explains what the Owner of the property and what the Tenant is responsible for in the case of an unforeseen natural disasters or events:
▪ The building and permanent fixtures are the Landlords responsibility – usually through insurance claims.
▪ Personal belongings are the Tenants responsibility.
“Should the house be turned upside down – everything that does not fall out is for the Owner.”
It is the tenant’s responsibility to not store or do anything on the premises that could jeopardize the structure or the terms on which the property is insured on. Neglect to report any damages and causing damages will be for the tenant’s responsibility e.g. leaving a tap open and flooding the premises, burn mark on carpet, leaking pipe causing water damages in a cupboard.
It is important to read both your insurance policy as well as your lease agreement carefully.
