Sectional Titles
A sectional title unit consists of a part of a building or a separate building on a piece of land that has been converted into a sectional title scheme. The owner’s ownership of the unit includes ownership of an undivided share in the common property. All the sections together with the common property comprise “the Scheme”.
The common property comprises the areas utilized by all owners, such as the:
grounds
driveways
roads
corridors
recreation facilities
entrance areas
building exterior
What are Exclusive Use Areas?
Parts of the common property, such as a parking bay or garden area, may be delineated as an exclusive use area, and the right to the exclusive use of such area may then be conferred on an owner of a section. Exclusive use rights can be acquired and held in terms of the rules applicable to the Scheme or by way of Notarial Cession.

Levies are the monies due to the scheme by each owner for the covering of all the expenses the schemes has. Example: Security, insurance on the building, cleaning e What are Levies? What is the Sectional Titles Schemes Management Act, no 8 of 2011?
The Sectional Titles Schemes Management Act (STSMA) provides for the establishment of body corporates to manage and regulate sections and common property in sectional title schemes and for that purpose to apply rules to such schemes.
